By keeping business local, we are able to keep a watchful eye over each property under our management. At least once every other week, a drive by of the home is conducted to make sure the exterior is being well maintained. The exterior condition is generally a good indicator of how the interior is being kept. A walk through of the home is scheduled every three months to ensure that the interior of the home is too being cared for. Our goal is to maintain the integrity of our client's investment as well as the integrity of our business.

- Help you establish a rental rate based on present market conditions
- Aggressively advertise your property on three MLS's, in local newspapers on our web site and on various other Internet sites
- Place company signage in your yard that complies to any restrictions that may be in place
- Handle any and all maintenance problems that may arise
- Establish pool and lawn service if needed
- Show your home 7 days a week
- Run a credit check, eviction report and criminal report on all potential tenants
- Obtain a copy of tenant's two most recent pay stubs and driver's license
- Confirm employment, rental history and references through personal phone call
- Collect the rent, deposit and any additional fees that may apply
- Hold all deposits in escrow to comply with Florida Law
- Have the lease professionally prepared by a local real estate attorney to comply with Florida Law
- Be a liaison between owner and tenant
- Pay bills related to your rental on your behalf
- Conduct a walk through of the home with the tenant prior to moving in and upon lease termination. All issues are documented in writing and with photograph.
- Provide a monthly, quarterly and annual profit and loss statement to you
